Buyers with less than 20% down payment will qualify for 20% less financing.  Previously a client could be qualified on the actual fixed mortgage rate they chose as long as that term was for 5 years or more.  If the term was less than 5 years or a variable rate, the client would need to demonstrate they could service the mortgage at the Bank of Canada Qualifying Rate.

Metro Vancouver REALTORS® donated $1.7 million to charity in 2015, according to information collected through the REALTORS Care® aggregation program.

Every year we (and our office) actively fundraise for charities such as the Ride to Conquer Cancer®, the Greater Vancouver Food Bank, and the REALTORS Care® Blanket Drive.

The Real Estate Board of Greater Vancouver reported that REBGV’s approximately 13,000 Realtor members have collectively donated or fundraised more than $41 million for various charitable causes over the past nine years.

We believe it is important to give back to the community.

As you know, the Government has implemented the Foreign Buyer Tax and recently introduced the tightening of insured mortgage qualifications.

The direct effect of these actions slows the foreign buyer activity and the number of low down payment purchasers in the market. The broader effect is to introduce uncertainty to the market which will move some active buyers to the sidelines for a period of time.

Home buyers face a changing market.  Depending on the area and product type, the market ranges from a buyer's market with lots of buying opportunity, to a seller's market producing good returns for home owners, but less buyer options.
