Tips to Getting Your Metro Vancouver Real Estate Offer Accepted
1. How Much Can You Comfortably Afford?
Crunch the numbers to calculate the maximum you can afford to pay. Consider all your monthly payments, such as utilities, property taxes, home insurance, as well as, mortgage cost. Talk to your mortgage specialist to get pre-approved, and find out the maximum you can borrow. Of course, ask them how much the monthly mortgage payments will be, as you never want to be "house poor" and over extend yourself.
2. Time is of the Essence
Try to view the home as soon as it hits the market to avoid the weekend open house rush. If you like the home, submit an offer right away, if possible, to try to avoid a multiple offer / bidding war situation.
3. Due Diligence
Check out the neighbourhood, schools, parks, community centres, amenities, future developments and anything else important to you. Also, find out the true market value of the home, to help you determine a “suitable” offer price. 4. Subject Free Offer to Purchase

Ensure you qualify for financing on this particular home. Do a home inspection before you place an offer.
5. Attractive Offer Price
You typically only have one shot at offering, so make it count with an over list price offer.
6. Match the Seller’s Preferences
Ensure you match the completion dates, exclusions and other terms the seller wants.
7. Large Deposit
Typically, a 5% deposit is acceptable when you are not in completion with other buyers. But if you are competing, you will want to increase the amount to show the seller you are serious and financially qualified.
8. Bond with the Seller
